The capitalization rate to apply can be obtained from a broker who knows the location and is familiar with sales of similar multifamily properties. The CPI can be estimated by looking at the CPI for the local market over the last 40 years. Operating expenses would exclude costs associated with the provision of services that may be required in a low-income property. A reasonable method to estimate market-rate NOI in year 40 is to determine what it would be today, and to trend that amount using a factor like the consumer price index (CPI). If the income and rent restrictions in the LURA are gone by year 40, then the owner would assume that the property is sold as a market-rate property. Determining the sales price in year 40 requires a bit of professional judgment. In this example, there should be substantial cash flow after the first mortgage is paid off in year 30. Operating expenses are projected out in the same way. To project cash flow, the owner will calculate the rental income over the 40- year period, taking into account expected market conditions, assumed inflation rates, and rent restrictions agreed to in the low-income credit land use restriction agreement (LURA). Estimating the balance of the second loan is challenging because no one really knows how much interest will be paid over the term and how much will accrue. The interest is paid from cash flow available after debt service on the first mortgage and is due when the loan matures in year 40. One loan fully amortizes in 30 years, and the second has a 40-year term with interest accruing at a market rate. For example, assume that the project has two loans. Q Can you give an example to show how it’s done?Ī In a typical analysis, you would determine the hypothetical sales price based on the net operating income (NOI) capitalized using a market rate. They also want to decide whether the debt will be characterized as debt for tax purposes or if it may be designated as something else, like equity or a grant. Investors typically want to know if it is reasonable to assume that the debt can be paid off when it comes due. What is this, and why do they want it?Ī A residual value analysis is a projection of the hypothetical sale value of the project at some point in the future, usually the due date of the debt. Here's a screencast illustrating a theoretical p th percentile.Q My low-income tax credit investor has asked for a residual value analysis. The theoretical p th percentile of any normal distribution is the value such that p% of the measurements fall below the value. If the resulting plot is approximately linear, we proceed, assuming that the error terms are normally distributed. Since we are concerned about the normality of the error terms, we create a normal probability plot of the residuals. Here's the basic idea behind any normal probability plot: if the data follow a normal distribution with mean \(\mu\) and variance \(σ^\), then a plot of the theoretical percentiles of the normal distribution versus the observed sample percentiles should be approximately linear. ![]() In this section, we learn how to use a " normal probability plot of the residuals" as a way of learning whether it is reasonable to assume that the error terms are normally distributed. Recall that the third condition - the "N" condition - of the linear regression model is that the error terms are normally distributed. ![]() ![]() ![]() Searching for meaning and purpose in his life, Kalanithi pursued a doctorate in literature and had felt certain that he wouldn’t enter the field of medicine, in which his father and other members of his family excelled. The authors add, interestingly, that the same thing occurred in parts of Germany, Spain, and Norway that fell victim to the “China shock.” In what they call a “slightly technical aside,” they build a case for addressing trade issues not with trade wars but with consumption taxes: “It makes no sense to ask agricultural workers to lose their jobs just so steelworkers can keep theirs, which is what tariffs accomplish.” Policymakers might want to consider such counsel, especially when it is coupled with the observation that free trade benefits workers in poor countries but punishes workers in rich ones. The problem becomes thornier when it comes to the matter of free trade as the authors observe, “left-behind people live in left-behind places,” which explains why regional poverty descended on Appalachia when so many manufacturing jobs left for China in the age of globalism, leaving behind not just left-behind people but also people ripe for exploitation by nationalist politicians. The answer: “There is no evidence low-skilled migration to rich countries drives wage and employment down for the natives.” In fact, it opens up opportunities for those natives by freeing them to look for better work. Data can be adduced, for example, to answer the question of whether immigration tends to suppress wages. Economics can be put to use in figuring out these big-issue questions. It’s no secret, write Banerjee and Duflo (co-authors: Poor Economics: A Radical Rethinking of the Way To Fight Global Poverty, 2011), that “we seem to have fallen on hard times.” Immigration, trade, inequality, and taxation problems present themselves daily, and they seem to be intractable. “Quality of life means more than just consumption”: Two MIT economists urge that a smarter, more politically aware economics be brought to bear on social issues. When Louisiana decided to allow a limited hunting season on alligators (they had become so numerous they were turning up at golf courses, car washes, swimming pools, and carports), the Audubon Society responded with nationally publicized outrage. Glasgow's well-told account of the 40-year controversy about the protection of alligators is filled with delicious anecdotes. After the Civil War, he tells us, alligators became a symbol of the Deep South, appearing on the official seal of New Orleans, proliferating by the thousands in roadside gator farms and wrestling exhibitions from Florida to Louisiana, and becoming common town-pets-such as ``Old Hardhide,'' who lived in a caged pool in the center of Ponchatoula, Louisiana, for 21 years. ![]() Glasgow (curator, Louisiana State Museum) traces years of alligator mythology in 19th-century French romances, Victorian poetry, Mark Twain's tall tales, and the stories of Joel Chandler Harris. When early explorers came to the Gulf Coast, they found the natives not only worshiping the alligator (a 700-foot-long effigy still exists at Grand Lake, Louisiana) but eating alligator meat with relish-a custom taken up by Acadians arriving in the 1760's, who fixed ``cocodrie'' into soups, and continued today as a gourmet delicacy (by 1984 the meat became more valuable than the hides). Marvelously entertaining account of the natural history of the American alligator, and of the worship, medicine, commerce, and art it has inspired. ![]() ![]() ![]() She was arrested almost a week later, and after initially lying to police she finally revealed what had happened. So outside of the limited-time modes (which add considerations like making the competitions 2v2 or restricting how long each player can hold the ball), the matches in Roller Champions all play remarkably similarly-once you've got a good grasp of how the game works, you're getting the same experience over and over again.Īdmittedly, this uniformity ensures the playing field is always equal between teams, and also creates the agency for players to choose how they wish to approach Roller Champions. All players control the same as well, as there are no distinct positions to Roller Champions. Both the casual Quick Matches and competitive Ranked Matches play on the same three maps, all of which may be aesthetically different but are identical in shape. This issue is exasperated by the uniformity of Roller Champions' content. My initial excitement upon playing the game and witnessing the potential I could reach-skillfully timing dodges to dance through all three defenders and pull off a clutch pass, for example, or managing to reach the necessary height to dunk the ball through the hoop-rapidly gave way to mounting tedium when I achieved that level of skill and learned I had already encountered the game's short ceiling. But this swift accumulation of knowledge largely works against the game after that initial progression, as the intriguing learning curve flattens out almost as quickly as it shows up, making it unsatisfying. This works to Roller Champions' favor in the early hours, uplifting all players to a base understanding of how this sport works within a small time frame and creating a tangible sense of improvement. With these basics readily in hand, approaching Roller Champions' more complex maneuvers is a whole lot easier, ensuring even the most difficult moves can be grasped in just a few hours of play. The mechanics tied to movement are the most approachable of the lot, so grasping the nuances tied to pumping down slopes to quickly reach your top speed and mastering how to work with your teammates to race around the rink swiftly becomes second nature. Roller Champions is not a grind to learn-roller skating is an absorbing backbone for the game, providing a sense of fantastic speed to practically every action. There's a helpful move list and practice skate park to assist in that regard. ![]() It can feel a bit overwhelming at first, even with Roller Champions' mandatory tutorial, but like any real-life sport, the game becomes easier with time and practice. Plus, there are the in-game physics to master, which dictate how a ball might roll or bounce depending on where and how hard you throw it. It's a straightforward premise, made more engaging and complex with the variety of moves at each player's disposal on both offense and defense, including multiple ways of tackling your opponents to the ground or passing the ball to a waiting teammate. There are a few entertainingly unique offerings but it's a largely drab first outing. The first roller pass-Roller Champions' version of a battle pass-isn't all that enticing. The first team to reach five points (or have the most points after seven minutes) wins. ![]() If at any point the other team manages to get the ball away from you, it breaks the streak and you'll have to fight to get the ball back in order to break your opponent's streak and begin scoring again. If your team manages a full lap before scoring, you earn a single point, while two or three laps net you three or five points, respectively. Both teams fight over possession of a ball and then make as many consecutive laps as possible with it in hand, before then tossing it through a hoop to score points. In Roller Champions, players compete as teams of three, skating in a circular rink. This unique blend is a whole lot of fun, so it's a bit of a shame that it starts to feel so samey as quickly as it does. Roller Champions is an intriguing mixture of sports, strengthening the already-compelling baseline of roller derby by adding in elements of basketball and Mesoamerican ball game, ulama. ![]() ![]() ![]() ![]() However, 40 days was not usually enough to see out a campaign and so a monarch was obliged to pay mercenaries, dealing another blow to the tradition of feudalism and vassalage. Military service was reduced to fixed terms, typically 40 days in England, in an effort to reduce the burden on nobles so that they did not leave their lands unattended for too long. In 1215, and in subsequent revolts in the 13th century, the barons were acting collectively for their own interests which was a direct threat to the entire system of feudalism, based as it was upon single lords and vassals working out their own private arrangements. Sometimes a monarch might insist on active military service because of a war but nobles might also refuse, as happened to King John of England in 1215 and the Barons' Revolt which led to the signing of the Magna Carta. In addition, the system of feudal relationships could create serious unrest. It also became difficult to keep track of who owned what which led to such controls as Domesday Book of 1087. Monarchs could distribute land for political purposes, fragmenting a noble's holdings or distancing him from the court. The system was often weighted in favour of the sovereign as when a noble died without an heir, his estate went back to the monarch to either keep for themselves or to redistribute to another noble. As fiefs were often hereditary, a permanent class divide was established between those who had land and those who rented it. The consequence of the feudal system was the creation of very localised groups of communities which owed loyalty to a specific local lord who exercised absolute authority in his domain. Rather, the relationship between serf and landowner or tenant is referred to as the manorial system after the most common unit of land, the 'manor'. The term feudalism, however, is generally applied by modern historians only to the relationship between lords and vassals, and not the peasantry. They were often treated as little more than slaves and could not leave the estate on which they lived and worked. The peasantry worked, without pay, on the land owned or rented by others to produce food for themselves and, just as importantly, food and profit for their masters. Unfree labourers were serfs, also known as villeins, who were at the bottom of the social pyramid and who made up the vast majority of the population. Thus there was a perpetual divide between the landed aristocracy (monarchs, lords, and some tenants) and those who worked the land for them who could be free or unfree labourers. The feudal system perpetuated itself as a status quo because the control of land required the ability to perform military service and, because of the costs involved (of weapons, armour and horses), land was required to fund military service. The feudal system perpetuated itself as a status quo because the control of land required the ability to perform military service & land was required to fund military service. ![]() Holders of an allod still owed some form of allegiance to a superior local lord but the relationship was not based on land ownership and so that allegiance was harder to enforce. A tenant usually handed down their tenancy to their heir although it was sometimes possible to sell the right of tenancy to a third party, provided the lord who owned the land agreed.Īnother type of relationship in feudal societies, especially in medieval Germany and France, involved the allod, an inalienable property, i.e. Protection also came in the form of legal support and representation if a vassal found himself in a civil or church court. ![]() The promise of protection was no small matter in times of war, when there were frequent raids from hostile neighbouring states, and when there was a perpetual danger of general banditry.
